At Bophelo, we believe in development that’s not only seen but felt—on the streets, in homes, and across generations. Our partnership with Indlu Living reflects this vision. Together, we’ve proven that by fusing property development with tech-enabled financial inclusion, we can unlock real, measurable impact in South Africa’s township economy. Our collaborative model doesn't just build structures—it transforms lives. Here’s how we track our progress across four core pillars of impact:

1. Access to Capital & Financial Inclusion

One of the greatest barriers to economic progress in underserved communities is access to capital. Through our work with Indlu Living, over R250 million in capital has been unlocked for households falling within the lower Living Standards Measure (LSM) brackets.

  • 192 starter loans and 104 Indlu Property Partner loans have empowered landowners—many of whom started out below the poverty line (earning under R87,264.59 annually).

  • The transformation is profound: By the time these loans are repaid, 100% of these landowners have exited the poverty bracket.

  • On average, each rental unit built through this model generates R2,517 in monthly income, enabling long-term financial resilience.

This is not just access to capital. It’s access to dignity, independence, and generational wealth.

2. Sustainable Housing Creation

Affordable housing is more than just a roof—it’s a foundation for opportunity. To date, over 1,747 affordable rental units have been constructed within township areas.

These homes:

  • Drive urban densification that’s well-planned, efficient, and sustainable.

  • Improve access to critical infrastructure—like electricity, sanitation, and water.

  • Promote healthy, community-driven living environments while reducing urban sprawl.

This approach doesn't merely address housing shortages—it reimagines the township as a space of pride, functionality, and aspiration.

3. Job Creation & Local Economic Empowerment

Township transformation cannot happen without the hands and minds of township residents. That’s why Bophelo and Indlu Living put job creation and skills development at the heart of every project.

Together, we’ve generated:

  • 394 permanent jobs

  • 1,757 medium-term jobs

  • 1,027 short-term jobs

From bricklayers to leasing agents, these roles span the full property value chain. But we don’t stop at job creation—we build pathways to entrepreneurship. Through Bophelo, we’ve formalised 12 locally owned construction SMEs, assisting with:

  • Business registration and compliance via the Department of Labour

  • Access to medical insurance

  • Safety training and certification

Our model doesn’t just hire contractors—it incubates and scales them, creating a ripple effect of economic growth.

4. Environmental Impact through Sustainable Development

Environmental resilience and social equity must grow together. Every Indlu Living build integrates basic services that uplift health and wellbeing—while Bophelo ensures that sustainability isn’t an afterthought, but a design principle.

  • Local materials and shorter supply chains reduce emissions and fuel local economies.

  • Green public spaces are prioritized, supporting biodiversity and mental wellbeing.

  • Infrastructure improvements—including water, sanitation, and energy access—lay the foundation for resilient, low-impact communities.

We envision a township future where the economy thrives without compromising the planet—a future where sustainability and development are one and the same.

Closing Thoughts

Bophelo isn’t here to plug holes or tick boxes. We are here to build ecosystems. By leveraging the power of Indlu Living’s innovative property model, we’ve proven that township economies can be engines of national progress—when the right support systems are in place.

Whether it's a landowner moving out of poverty, a contractor becoming an employer, or a child growing up in a home with water and light—we measure success in impact that lasts.

This is the Bophelo way: from the ground up, for generations to come.
